A burst pipe is one of the most stressful situations a homeowner can face. Whether it’s a sudden geyser under the kitchen sink or a steady spray behind a bathroom wall, water moves fast—and so should you.
When a pipe fails, the damage isn’t just measured in gallons; it’s measured in minutes. To minimize structural damage and prevent costly mold growth, follow these five immediate steps to regain control of your home.
1. Shut Off the Main Water Supply
The very first thing you must do is stop the flow. Every second the water stays on, more damage is being done to your flooring, drywall, and electrical systems.
Locate the Valve: Most homes in the Lower Mainland have a main shut-off valve located in the basement, a crawlspace, or near the water heater.
Turn it Clockwise: Turn the handle to the right (clockwise) to close the valve. If it’s a lever-style valve, pull the lever so it sits perpendicular to the pipe.
2. Cut the Power (If Necessary)
Water and electricity are a lethal combination. If the burst pipe is near an electrical panel, outlets, or major appliances, do not walk into standing water.
If you can safely reach your circuit breaker without standing in water, shut off the power to the affected areas of the house.
If the area is already flooded and you can’t reach the panel safely, stay back and wait for a professional.
3. Drain the Remaining Lines
Even with the main valve off, there is still pressurized water sitting in your pipes. To stop the “dribble” from the burst site, you need to empty the system.
Open the Faucets: Turn on both hot and cold taps at the lowest point in your home (like a basement laundry tub).
Flush the Toilets: This removes the water stored in the tanks.
Once the water stops flowing from the taps, the pressure is gone, and the active leaking should cease.
4. Relieve Trapped Air and Moisture
If you have a “ceiling bulge” where water is pooling behind the drywall, the weight can eventually cause the entire ceiling to collapse.
Place a bucket under the bulge and carefully poke a small hole in the center with a screwdriver to let the water drain. This controlled release can prevent a much larger, messier ceiling failure.
If it is safe, move furniture, rugs, and valuables out of the wet zone immediately.
5. Call a 24-Hour Emergency Plumber
Once the immediate chaos is contained, you need a professional to assess the damage and perform a permanent repair. Patching a burst pipe with tape or clamps is only a temporary fix; a licensed plumber will ensure the pipe is replaced and the rest of the system is checked for signs of future failure.
Why Pipes Burst in the Lower Mainland
While we don’t always get the deep freezes of the interior, Vancouver homes face unique challenges:
Pressure Fluctuations: Aging municipal lines can sometimes lead to pressure spikes.
Corrosion: Older copper pipes eventually thin out, leading to “pinhole” leaks that turn into full ruptures.
The “Thaw”: Pipes that froze during a sudden cold snap often don’t leak until they begin to thaw, catching homeowners off guard.
